The Butterfield Park Innovation Centre has been carefully integrated into the site to minimise landscape impact while serving as a landmark symbolising Luton's regeneration after the Vauxhall plant closure.

Designed with flexible space to adapt to future occupier needs, it accommodates companies focused on innovation and high technology. A BREEAM Excellent building was delivered within a tight budget by making key design decisions early. It features natural ventilation with automatic vents for night cooling and exposed concrete soffits providing thermal mass to moderate temperature swings.

A large central lake and a flood meadow at the site’s southern end support diverse wildlife and manage rainwater runoff from the roof.
