The site is located in Zekeriyaköy, approximately 20 km north of Istanbul. The masterplan brief called for a mix of residential villas, duplexes, townhouses and apartments/home-offices, together with a Commercial Centre, higher and lower schools, kindergarten, three mosques, healthcare and community amenities.

Taking influence from Turkish/Ottoman architecture, the scheme creates a contemporary, yet distinctive Turkish feel. Treelined avenues complement wooded parklands and the use of local species. In contrast, private gardens are designed as intimate courtyards, creating privacy and views beyond. Villas include large pool decks oriented to the South-West valley. Modularity is emphasised in façades and in the grid of structural frames.

The masterplan provides 1,163 residential units. The layout follows natural contours: duplexes are grouped in rows of 4–6, townhouses in pairs, while twin-villas and villas form a gentle curved pattern across the hillside. Apartments are located closer to the Commercial Centre, forming a core of high-density development at the heart of the site with the aim of creating a focus for the community. Villas are near municipal roads on the upper slopes of the hillsides, boasting prime views across the landscape.
