25hours Hotel is a distinctive brand offering memorable guest experiences unique to the location of its hotels. 25hours Hotel Dubai is the first to be opened outside Europe. A highly collaborative design process, focussed on the ethos and ambition of the brand, saw the original brief evolve from a 4-star to a 5-star hotel to create a new hospitality offer unlike anything else in the city.

An entrance sequence invites visitors through a self-shaded courtyard into a triple-height lobby space with views to the open sky and straight through to the restaurant courtyard beyond. A series of interconnecting courtyards allows natural light to all 434 guestrooms. At ground floor, a colonnade provides shaded circulation routes around the building and contributes to the existing masterplan ambition to create an accessible, walkable district.

Our approach to internal spaces was relaxed and loose-fit. Exposed services and a raw, contemporary aesthetic provide the perfect backdrop for an interiors concept which emphasises storytelling and speaks to the adventure-seeking nomad in us all. A garden, pool, spa and restaurant are located at rooftop level with stunning views out over the city, and of the iconic Burj Khalifa.

The courtyard concept allows for extensive passive sustainability measures, with natural light and ventilation. The hotel façade features high performance glazing with external shading screens which reduce solar gain to guestrooms without compromising views out. Solar thermal panels form part of the hot water heating load for all the guest rooms with grey water recovery system for all the WCs. Bicycles are offered to hotel guests as part of wider transport masterplan which provides cycling paths across to the whole district.

25hours Hotel Dubai sits at a key intersection within Hopkins’ One Central District masterplan, with seven buildings collectively offering a mix of commercial, hospitality and retail uses contributing to rich, vibrant placemaking.

“This is one of the most exciting projects I have worked on, paving the way for a new hospitality experience standard in Dubai.”
